Roof Replacement in San Diego

San Diego roofs live in two climates at once. Homes near the coast in Point Loma, Pacific Beach and La Jolla deal with salt air and a damp marine layer that corrodes flashing and fasteners, while inland neighborhoods like Mira Mesa, Scripps Ranch and Rancho Bernardo bake under strong UV that dries out shingles and underlayment years early. A roof that is right for one part of the city is not always right for the other.

Since 1994, our family-owned team has completed more than 30,000 roofs across San Diego County and earned 1,500+ five-star reviews. We replace and repair asphalt shingle, concrete tile, clay tile and flat roofs on single-family homes, townhomes and HOA communities throughout the City of San Diego, and we handle the permit with the city when your project needs one.

Re-Roofing Done Right the First Time

Most San Diego roofs we replace did not fail because of the shingles or tiles. They failed underneath, where old felt underlayment has cracked, flashing has rusted through, or a past repair was layered on top of a problem instead of fixing it. Every re-roof we do starts with a full tear-off down to the deck so we can see and replace any soft or water-damaged wood before new materials go on.

Our in-house crews finish most residential re-roofs in 1 to 4 days, clean up nails and debris at the end of every workday, and walk the project with you before we call it done.

Roof Repairs and Leak Fixes

Not every leak means you need a new roof. When the rest of the system is sound, we repair the problem area properly: replacing cracked or slipped tiles, resealing or replacing flashing around chimneys, skylights and vents, swapping failed pipe boots and fixing valleys where water collects. If a repair is not the right call, we will tell you why and show you photos from the inspection so you can decide with all the facts.

Asphalt Shingle Roofs for San Diego Homes

As an Owens Corning Platinum Preferred Contractor, a status held by fewer than 1% of Owens Corning contractors, we install complete Owens Corning shingle systems with the strongest warranty options they offer, including up to a 50-year limited lifetime warranty on qualifying systems. Cool-rated shingle colors reflect more of the sun’s heat, which helps keep attics cooler in inland neighborhoods.

Tile and Flat Roofing Systems

Concrete and clay tile are everywhere in San Diego, and the tile itself often lasts 50 years or more. The underlayment beneath it usually does not, which is why many tile roofs start leaking without a single broken tile. We offer tile re-lays that reuse sound tile over new underlayment, as well as full tile replacements.

For flat and low-slope roofs, our preferred system is Duro-Last PVC, a single-ply membrane that handles San Diego sun well and is installed by contractors who meet Duro-Last’s installer standards.

Roofing Questions from San Diego Homeowners

Do I need a permit to replace my roof in San Diego?

In the City of San Diego, a straight roof replacement usually does not need a building permit as long as the roof structure is not changed. Structural repairs, heavier roofing materials, and homes that are 45 years or older or in a historic district can require a permit or historic review. We check what your project needs and handle any paperwork for you.

How long does a roof replacement take?

Most residential roof replacements take 1 to 4 days depending on the size of the home, the material and how much deck repair is needed once the old roof is off.

My tile looks fine but the roof leaks. Why?

On many San Diego tile roofs the original underlayment has worn out while the tile is still in good shape. A tile re-lay replaces the underlayment and reuses your sound tile, which is often more affordable than a full replacement.

Do you offer financing?

Yes. We offer flexible financing options for roof replacements so you can protect your home now and pay over time.
